226億円で売られているアメリカで一番高額な豪邸、どんな家?(画像)

現時点でアメリカで最も高額の住宅は、ビバリーヒルズにある豪邸「Palazzo di Amore(愛の館)」でおよそ226億円、映画館やディスコ、250人が食事できるダイニングルームなどを備えている。

ほんの数か月前まで、「アメリカで一般販売されている最も高額な住宅」は、フロリダの邸宅で、価格は1億3900万ドル(およそ161億円)だった。

現時点で「アメリカで最も高額の住宅」には、そのフロリダの物件より約40%も高い値がついている。不動産サイトの情報によれば、カリフォルニア州ビバリーヒルズにあるその住宅の希望価格は、1億9500万ドル(およそ226億円)だ。

この住宅「Palazzo di Amore(イタリア語で“愛の館”)」は、住宅と呼ぶのをはばかられるような大邸宅だ。「ウォール・ストリート・ジャーナル」紙の記事によると、敷地面積は25エーカーだ(10万平方メートル。東京ドームの2分の1の広さ)。

居住スペースは複数の棟にまたがっており、合わせると約5000平方メートルに及ぶ。ベッドルームが12室、バスルームが23室あるほか、「250人が食事できるダイニングルーム」もある。

母屋に到着するには、オリーブの林の中を走る約400メートルに及ぶ私道を、3つの門を通って行かなければならない。そうしてようやく、3250平方メートルの広さを誇る地中海風ヴィラにたどり着く。

娯楽設備があまりにも多いため、専用の別棟がある。その広さは約1400平方メートル。ボーリング場や、50名収容の映画館、さらには、回転するダンスフロアが設置された「ディスコ」まであるのだ。

「ロサンゼルス・タイムズ」紙の記事によれば、娯楽専用棟には、キラキラ輝くプールの上に渡されたガラスの通路を通っていくのだという。もちろん、サウナ付きのスパやスイミングプール、ナイター用照明が完備されたテニスコートもある(文末にあるスライドショーを参照)。

さて、贅の限りを尽くしたこの屋敷の持ち主は誰なのだろう? それは、不動産投資家のジェフ・グリーン氏という人物で、伝えられるところによれば、アメリカ住宅市場の急落を予測して大儲けしたのだという。

「ブルームバーグ」紙の報道によると、グリーン氏は2007年に、未完成だったこの邸宅を3500万ドルで購入。その後、完成までにおよそ2500万ドルを注ぎ込んだという。

どうやら、グリーン氏はこの邸宅には住んでいないようだ(彼が主に暮らしている家はフロリダにある)。ここ数年は、賃貸物件として主にサウジアラビアの王族に貸し出してきた。最近の家賃は月額47万5000ドル(約5500万円)だ。

なお、これほどの額でありながら、「Palazzo di Amore」は、世界の住宅市場全体で見ると、最も高い家というわけではない。フランス南部のコート・ダジュールにある「Villa Fiorentina(ヴィラ・フィオレンティーナ)」が、5億2500万ドル(約610億円)で売り出し中だと報じられている
